This panormic shot is taken from Niguel Summit in Laguna Niguel which is about one mile from the ocean. Everything in the foreground is in Laguna Niguel. Just beyond and to the north is Aliso Viejo and Irvine and Saddleback Mt. rises in the distance which is on the east side of the south Orange Co. valley.

On the east side of the valley you have the cities of Mission Viejo, Lake Forest and Rancho Santa Margarita. In between Aliso Viejo and Laguna Niguel is wedged the city of Laguna Hills. To the south of Laguna Niguel you see the hills behind San Juan Capistrano and San Clemente. Directly south of this vantage point is the city of Dana Point with it's famous harbor port.

Behind this hill is the city of Laguna Beach (not in view) and to the extreme right of this pano is the ocean off San Clemente.

Each city usually has a base property tax rate and if the community was built in the 1990's or newer then it may have mello-roos bonds attached to the property (not tax deductable my CPA says).
